This is a very difficult subject even if it is written in Chinese.  Normal people who don’t deal with insurance claims go through the report with the insurance agent to help them understand the process.  I will do my best. 保险理赔程序复杂,一般要由保险代理来和客户解释正在进行的理赔程序,在这里我们尽力对目前还在国内的客户说明帮助大家理解。 。 *** Here is a copy of a wechat post explaining what happened 以下内容是之前Joy在微信群里发过关于发生‘’冰雹损坏房屋后申请保险理赔‘’的内容 *** On June 29 2017 Omaha had a large storm.  Some of the properties we manage were damaged by the storm.  Kevin is always concerned about taking care of the Landlords who rely on him.  Kevin called the insurance company and began going through the list of properties that were in the area of the storm.  Kevin hired a roofing contractor to inspect the roofs.  We received a list of properties where there was some damage and we called the insurance company with that list.  The insurance company inspected the properties and determined the amount of damage on these homes.  Some of you will have enough money for a new roof even though the roof that was on the home was old.  Kevin will contact each landlord that had a property that was affected by the storm and let them know how much the received and also what it was for.  It will be suggested some landlords use the money to repair the roofs and for other landlords just to do small repair.  This process has taken kevin a very long time to organize so please be patient.  If one of your properties had damage you will receive a message and check soon.  Thank you everyone for your business   7月29号Omaha暴雨局部地区有下冰雹,在发生冰雹区域有我们管理的部分房屋。凯文首先联络保险公司,然后联系有资质的屋顶公司,派人对发生冰雹区域的所有房屋屋顶进行检查,出具受损报告。凯文再次联络保险公司对受损屋顶申报理赔,保险公司又安排人员再次对屋顶进行检查,并且评估理赔金额。尽管我们有的屋顶比较老了本身也应该更换,这次也正好可以利用保险理赔的资金更换新的屋顶,凯文近期会联络获得理赔的地主,关于保险理赔金额和关于屋顶修复或者更换的建议,有的屋顶本身就比较老旧的就建议直接用保险理赔资金更换新的,有的屋顶还比较新只需要做一些简单的修复即可。整个保险理赔及安排屋顶更换修复的程序需要一定的时间安排,任何进展都会和地主沟通,近期就会有地主们陆续收到保险的理赔支票,感谢大家的信任和耐心   The document is done in different sections.  They will estimate the roof, gutters and siding on the house by the front, right side, rear side and left side.  They do this because storms usually affect sides of the home differently depending on the direction the wind and hail came in.  That is the reason for several sections. 申请理赔文件分不同的几个部分,因为发生冰雹的时候由于风向变化,不仅要检验评估屋顶,屋檐,还要检验房子前后左右四面的外墙体。   *** I have included five colors on the example sheet.  Here is what they mean Yellow  –  This is the total damage that was done to the house Green  –  This is the amount subtracted from the total damage they will give you if you complete all of the work. 奥马哈地产投资常见问题解析 首先,我们要感谢群里所有地主和正在关注奥马哈地产投资的朋友。我们非常期待与您的合作,同时也非常感谢已经和我们合作过的所有客户对我们的支持。我们一直在努力改善工作细节来更好的服务客户的需求。 我想通过我写的这篇文章来和大家分享一下关于租赁过程中的一些基本信息。当大家对房地产投资有了充分的理解之后,这会对我们未来的沟通合作非常有帮助。 当您成功购买房子准备出租的时候,我们首先会给您的房产拍照和确定租金并且在几个专业网站上挂牌发布。当有人在网上搜索奥马哈租房信息的时候,输入理想居住区域和房租价格,这时您房子的图片会出现在网页上,他们就会按照我们发布的网页信息联系我们看房。此时您的管家就会和承租人约定一个看房时间。当他们看完房子后,如果他们选择租您的房子,那么就会开始租房申请程序。我们会对申请者做背景调查。这个背景调查报告会体现申请者的信用记录,租赁纪录以及犯罪纪录。在我们收集完申请者的信用背景信息后我们会决定租不租给这位申请者。有的时候我们因各种原因会拒绝部分申请者,将会继续为您寻找一位更好的承租人。因为对我们来说为您选择一位合适的有责任心的承租人是最重要的,所以我们不会轻易的接受所有的申请者的申请。如果您的房子没有很快的租出去,不是因为您买的房子不好。这取决于很多的因素,我们会在下文列举出来。有一些我们认为特别好的房子,因为这些因素可能在一段时间的出租状态表现的不太理想。当然,也有一些房子出租出去的速度比我们预期的要快很多 。一般来说,从购买一套房子准备出租到租出去大概需要30-45天左右的时间。一般第二年出租所花费的时间就会短很多。 投资人经常提到的问题 问题1: 把房屋租出去需要多长时间? 这个问题比较难回答。出租房屋所花费的时间取决于很多的因素。假设有人在九月份寻找一个三卧两卫两车库,某个区域,价格为$1350的房子。此时可能网站搜索列表中出现了五十多处的附和条件的房产信息。这意味着此时该地区的房产租赁竞争比较激烈。 然而第二年的相同时间九月再次搜索可能就只出现了七处房产。同样的对租房者来说,这一年里可能有四十个人想租这个地区的房子,但是第二年同样的地区可能只有十二个人有兴趣。这和买卖房产的性质很相似,当一个地区同时有好几个房子在市场上销售,那么这就意味着这个地区此时的房价可能会下跌并且需要花费一段时间才能将房子销售出去。如果在同一个地区,在来年只有少量的房产正在出售,此时的房价可能会上涨并且能够很快的卖出去。这关系到一个供给与需求的问题。在市中心旁边的一 些地区,房地产市场每周都在发生变化,我们也无法预测这些变化。我们只能通过不断的调整价格和条件来给房产出租提供一个更好的机会。同一个房屋第一年出租$1450,挂牌当天即找到合适租户,而第二年则用了6个星期寻找租户最后可能租金是$1350/月出租,只是取决于这个合适的租户或早或晚出现。此外,您所购买的房屋出租的第一年可能会空闲较长一段时间,因为承租人必须要先通知他们现在的房东,告知房东他们即将要搬出去,通常这个程序需要30天左右的时间。许多人在开始租房前都会需要很多的时间来处理一些琐碎的事物。在第二年,您的房屋再次可以出租的话,我们的租赁合同约定在目前租户租约到期搬出去之前,我们可以开始带人看房寻找下一位租户。这可以是一件好事儿也可能是一件坏事儿。假设当前的租户把房间收拾的非常干净和井井有条,就会给新的租户展现一个好的视觉效果。相反的,如果当前的租户把房间搞的一团糟,水槽里留有脏脏的盘子,凌乱的房间,甚至在展示期间有宠物的叫声和闻起来臭臭的坏掉的食物的味道。那么这就会给新的租户留下一些负面的印象。如果这种情况发生了,房屋要尽快租出去的话您可能会被要求降低租金。 问题2: 我们群里的这么多人在奥马哈购买出租房屋,此时的市场行情是不是会变得不好? 不会,目前我们投资的出租房屋仅占市场的百分之一。奥马哈和奥马哈周边的一些地区,市场上可供租赁的房屋大约有600多户。这其中不包括公寓或拥有独立产权的公寓。奥马哈城市对出租房的需求一直很高。 问题3: 为什么我的租户会违反租赁条约呢? 目前接触到的租户违反租赁条约的原因有这几个:夫妻关系破裂,承租人失业;服兵役需要转移;工作的变动需要迁移;或者负担不起医疗账单等多种原因。虽然我们不能阻止承租人违反租赁条约,但是我们会尽力来保障您的权益。当承租人告知并解释他不得不违反租赁合约的时候,我们会尽力帮助您(房东)解决这个问题。凯文开始尝试着实行可行性比较高且对租赁双方都有利的执行条款,其目的是在没有法庭的干预下保护您的利益没有损失。凯文正在尝试一些对。通常在签署租赁合同的同时让承租人选择租赁时间并且签署一份包含押金和违约后押金处理办法的执行条款。这比上法庭解决要好很多,不仅省去了律师费用,而且避免了强制执行的过程中承租人制造出各种混乱和损坏房屋里的设施财物。我个人觉得谈判对双方来说都是最好的选择。当你决定投资房产的那一刻起,你就无法避免承租人单方面毁约的风险。作为职业物业经理人,我们的工作就是尽最大的努力用最好的方法处理解决这种类似事件。 问题4: 为什么我的房子需要很多的修理? 这个问题是一直困扰我的问题之一。因为我的工作目标一直是帮助客户成 功买到低成本高收益的房产并且尽量做到低投入高产出。购房程序中验房的时候,检测员只能看到一些房子表面的状况,之前的房主只会修理一些影响房子出售的房屋问题,但类似管道,空调的问题只有入住使用后才能显现出来,只有当入住后开始正常家庭使用时才会发现洗碗机或木质地板损坏等情况 ,还有其他可能出现的一些问题,这些都是无法避免。我家这个月刚刚找人帮忙修理了烘干机,几个月前刚换了新的锅炉和空调。这些事情在任何一个房子里都有可能会发生,特别会在您刚刚购买房子的时候,因为有些问题之前房屋的主人可能没有提及过。我自己所购买的投资房在出租的第一年,我大约花了几千美元在维修上。我也不期望拥有第一年这个阶段。但我知道第二年起问题就会变得少很多。关键是要保持维修投资,这会在未来给您带来很好的回报。 总之,投资房产是所有投资项目中最稳健的投资。一年您可能会和朋友们炫耀您的的投资,第二年您有可能会和朋友们抱怨有多么想脱手。投资房产安全稳健,但和其他投资有一点是一样的,适合那些可以承受一定风险的投资者。Warren Buffet 曾经写道“永远持有是我一直最喜欢的投资模式”。想要建立真正的长期财富,当然购买和持有房产是最佳选择。和任何投资一样在投资过程中收益会有所预料的起伏。但随着时间的推移你会发现涨幅一定大于跌幅,此时我们的投资就已经达到目的了。 如果您对投资奥马哈房产还有任何疑问请尽管提出来,我们会不断的完善解决您所关心的问题...

  Investing in Real Estate Omaha This subject can be debated but I think for those that have been sitting on the sidelines and wondering when the bottom is going to hit , why speculate further, this is a tremendous time for the investment journey to begin. Lately, there is not a day that goes by that you don’t read or see the negative news about Real Estate or the stock market or the uncertainty of our economy. What does it mean for someone that is currently an investor or is thinking about investing? To me it means deals, deals, deals, buy, buy, and buy. On any given day in the Multiple Listing Service alone, one can find hundreds of properties that make great rental/flipping prospects so why wait to get in the game. There are other sources that one can use to identify properties, but for me the MLS is the place of choice. This is the best of times for those that are current investors or want to become investors. Sellers are having more difficulty selling their property, foreclosures are on the rise, winter is coming….. so as a buyer/investor this makes an ideal time to add to your portfolio. If you are a buyer it’s like being in a candy store and if you are a seller it is not as much fun…While it is sad and unfortunate that so many hard working people have lost or are loosing their homes to foreclosure, etc., the opportunity exists for those that have their financial resources in place to find one deal after another in the Omaha /Metro area. Why and how did we get to this point? What went wrong? So many speculators jumped in this game perhaps without as much knowledge as was necessary. It seems as if in the last 5-6 years ago individuals that should not have been able to qualify for a loan did. Lenders made things way too easy for just about anyone to purchase a home/investment property(no doc loans, adjustable rate loans, interest only loans, 125% loans, no money down loans etc. The above examples are more prevalent in such markets as Nevada, Arizona, California, and Floridaas speculators bought a pre-construction in hopes of selling it before or after completion, or bought a property to rent out etc. Like most of us that own Real Estate, we believed that the value of properties will continue the upward trend as it has for so many years, but unfortunately it was not the case and the bottom dropped.
